Are you hesitant to commit to a real estate agent? Now, you might be wondering, “Why should I sign with a buyer’s agent?” Well, let’s dive into it. First off, when you sign a Buyer Broker Form, you’re essentially partnering with an agent who has your best interests at heart.

Here’s the deal. If you choose not to sign with a buyer’s agent and instead opt to work directly with the listing agent, you might find yourself in a dual-agency situation. And trust me, that’s not ideal. 

What is Dual Agency?

Dual agency means the listing agent represents both the seller and you, the buyer in the same transaction.

When you enter Into a dual agency scenario, the agent can’t advise either party. This means the listing agent (aks dual agent) can’t give advice to either party as to the terms to offer or accept in any offer or counteroffer and also can’t give advice to the buyer client as to the suitability of the property, its condition (other than to make any disclosures as required by law of any licensee representing a seller), and cannot advise either party as to what repairs of the property to make or request among other things. That’s pretty scary since Virginia is a buyer-beware state and the entire reason you want an agent is to give you advice!! 

But when you sign with a buyer’s agent, like myself, you have someone solely dedicated to protecting your interests throughout the entire home-buying process. This is why signing one form – the buyer broker could be the smartest decision you make on your home-buying journey.

Virginia Law

By Virginia law to have a buyer’s agent represent you, you have to sign a form called the Buyer Broker. This form outlines the duties and responsibilities of both the agent and buyer. 

As your agent, I’m committed to representing you as a standard agent, locating properties that fit your criteria, and maintaining confidentiality regarding your personal and financial information. Plus, I’ll solely represent your interests in all negotiations and transactions, ensuring you get the best deal possible.

But remember, to enjoy these benefits, it’s crucial to sign a Buyer Broker Form. By doing so, you’re acknowledging that you’ll exclusively work with me as your agent,  consult with me before visiting any homes on the market or new construction home, provide the necessary information needed to help you purchase a home, and compensate me for my services if they are not paid for by the Seller. 

By signing the buyer brokerage agreement you are also acknowledging that Sellers may utilize audio and/or video devices to monitor their property. As a Buyer, you should not discuss negotiation strategies or other confidential information within a property. 

It’s important to remember for a buyer’s agent to give you advice on a property by law this form must be signed first before any advice can be given.
