Attention future homeowners! Let’s talk about how to get the best mortgage – your ultimate ticket to fulfilling your dream of homeownership. Your mortgage isn’t just a piece of paper; it’s the key that unlocks the door to your dream home. So, let’s make sure you’ve got the right one!

The approval amount of your mortgage determines your purchasing power for a home, subsequently impacting your interest rate, the length of the mortgage, and your monthly house payment. That’s why being knowledgeable about your mortgage is crucial.

Now, you know you can (and should!) shop around to different lenders to find your best mortgage options. Each lender offers different rates, terms, and fees – and as a homebuyer, you have a 45-day window to have as many inquiries from lenders on your credit record without it hurting your credit score – but it’s not just about numbers. You want to find someone you feel comfortable working with, someone who’s got your back through the whole home-buying process.

But here’s the real magic: once you’ve found that perfect lender, it’s time to get honest with them. There are three key things you need to share to ensure you get a mortgage that fits you the best!

First, tell your lender how long you plan to live in the property. Are you in it for the long haul or is this home just a stepping stone and is a future investment property? This helps your lender guide you toward the right kind of mortgage loan and term that aligns with your plans.

Next, let the lender know whether you’d prefer a lower monthly payment or more cash in your pocket after closing. It’s all about your down payment and interest rate. Want to save on your monthly bills? Your lender might suggest a larger down payment. But if you’re all about that post-closing cash flow, a smaller down payment could be the way to go!

Lastly, clue your lender in on vital financial information because they will find out! If you have child or spousal support, collections, etc tell the lender upfront because they will eventually find out and it’s better to deal with it proactively!
