First, figure out your deal-breakers and your must-haves. Aside from the basics, like of course, location and the number of bedrooms, think about the purpose of the home and requirements for your lifestyle with things like storage, backyard size, and the layout of the home. Make a list of features that are non-negotiable and split them into must-haves and deal-breakers. It might not be possible to meet every single one. So circle your top three, but remember to make sure your list is compatible with your budget.
Second, hire the right real estate agent. Don’t go through the process of trying to find a home by yourself. Make sure you have the help of a professional who will know how to guide you step by step through the entire process. Third, focus on what you can change versus what you can’t. If you hate the paint colors and the carpeting, that can be easily changed in time. You cannot, however, change the size of the yard or even the size of the home, the flow of the floor plan or a garage, without major renovations anyways. Figure out what is essential and go from there.
Fourth, do the positives outweigh the negatives. Make a list of the things you love versus the things you’re more concerned about or that aren’t your favorite. Do you love the layout but hate that the bedrooms are too small? Will you move in and see the negatives start to pile up, or will it give you the lifestyle you’re looking for?
Finally, the fifth tip. It’s a biggie. Have a home inspection. I repeat. Have a home inspection. You’re not just buying the beautiful kitchen island and gigantic walk-in closet. You’re also buying any problems that could exist or maintenance items you will want to be aware of. The home inspection is your chance to find out all about how the house works. So you’ll absolutely want to hire a licensed home inspector when the time comes.
