Hello Amelia Neighbors. I couldn’t help but notice that in August y’all seem to take a well-deserved break from the real estate hustle and bustle with vacations and back to school preparations.
And of course, those pesky higher interest rates creating quite a buzz. It was like the whole county decided to kick back and relax. Hey there, I’m Anita L. Williamson, Associate Broker with James River Realty Group. And let’s dive into the numbers from the month of August.
In August, there were only five new listings, which is a dip from 12 new listings the month earlier. See what I mean? Amelians were not wary about selling houses.
However, nine homes did go under contract. And here’s the good news for sellers. Those lucky homeowners secured an average of a hundred percent of their list price. Our properties are in high demand, and that’s fantastic news for anyone thinking about selling.
Homes are continuing to stay on the market for a limited amount of time with only six days on the market. 14 homes closed last month, bringing new homeowners to Amelia with an average sales price of $336,492.
And here’s a little extra nugget of information. Each listing received about 4.1 showings. Buyers are still actively searching for their dream homes, even with those slightly higher interest rates.
