Let’s explore how the market held steady this past month despite the summer vibes and vacationing season.

And first, let’s look at the big picture, Chesterfield County as a whole. In July, we saw a total of 524 new listings accompanied by an impressive 496 homes under contract. While we’re not breaking any records these days, the numbers indicate a robust and steady market.
The median days on market for all of Chesterfield stood at just six days. And here’s an interesting fact for sellers. The median list-to-sold price ratio was a strong 100.8%. This means that most sellers are receiving very close to their asking price for their homes.
A total of 466 homes were sold in Chesterfield County in July. And what about the average sales price? Well, it reached a very respectable $428,717.
Home buyers, get ready for a tour. On average, each listing received 8.6 showings, demonstrating the continual interest from potential buyers.
Now let’s zoom in and focus on three zip codes within Chesterfield County, 23832, 23120, and 23112. Each area has its unique charm, and the market is looking equally promising in each area. So let’s explore.
In zip code 23832, the market’s still going strong with 82 new listings and 74 homes under contract. The median days on market is lightning fast at five days, and sellers can celebrate with a remarkable list- to- sold price of 102.3%. Home buyers are on the hunt in 23832 with 9.1 showings per listing.
Now over in the Moseley zip code of 23120, a wonderful area to call home, there were 47 new listings and 35 homes went under contract. The median days on market is eight days over in Moseley, while the median list-to-sold price ratio is a healthy 100.7%. Moseley saw about 4.2 showings per listing as well.
And finally, over in the zip code 23112, a great community with so much to offer, here they had 103 new listings and 99 homes under contract. The median days on the market is just six days, and sellers should be happy with a median list-to-sold price ratio of 102.4%. And speaking of activity, Midlothian home buyers are actively searching with each listing seeing about 7.7 showings.
