Hey, Chesterfield. It’s that time again. I’m Anita L. Williamson, Associate Broker with James River Realty Group, and we’re diving right into the August real estate market update for Chesterfield County, and there is plenty to talk about.

In August, the entire Chesterfield County was still buzzing with activity. We had 530 new listings hit the market, providing options for those eager buyers. Not to mention, 477 homes quickly went under contract. The real surprise, homes were selling quickly despite it being summertime, spending just six days on the market before finding their lucky owners.

Sellers, you’ll love this. Homes were flying off the shelves for a median of 100.3% of list price. A total of 445 homes found new owners in August with an impressive average sales price of $436,471. The real estate scene is alive and thriving in Chesterfield County.

Now let’s break it down by three specific zip codes, 23112, 23832, and 23120.

First stop, over in Midlothian in 23112, in August, this area welcomed a respectable 82 new listings, providing a range of options for prospective buyers. With 73 homes under contract, it’s clear that demand remains robust, and homes stayed consistent with just six days on the market selling for a median of 100% of the list price. That’s just slightly lower than last month. A total of 78 homes successfully found new owners with an impressive average sales price of $464,268. Houses are seeing a strong 8.7 showings.

Now, over in Chesterfield zip code of 23832, the market is healthy here too. August saw 60 new listings and 56 homes went under contract. Homes in this area flew off the market in just six days as well. And sellers rejoiced as they sold for a median of 101% of list price. In total, 63 homes found new owners with an average sales price of $417,764.

Now, last but not least, let’s go over to Moseley and explore the zip code of 23120. They had 60 new listings grace the market and 24 homes went under contract. With a median of eight days on the market, homes were still in high demand. Homes in this area sold for a median of 100.1% of the list price, and the average sales price was $579,552.
