Not a quick “any offers?” voicemail.
A real conversation.
Because here’s what most buyers don’t realize…
The best offer doesn’t always win. The best fit does.
I’m calling the listing agent to figure out what actually matters to the seller.
Their timeline. Their stress points. Their non-negotiables.
Because when I understand that?
I can position my buyers as the easiest, cleanest, most confident choice on the table.
And THAT is how you win… even when you’re not the highest price.
Here’s what I’m always asking behind the scenes:
“What does the seller actually need?”
Not guesswork. Not assumptions. Real answers.
“What matters more than price?”
Because most sellers want smooth > stressful all day long.
“Where could this deal fall apart?”
I’d rather know upfront than find out the hard way.
And here’s the part people don’t talk about enough…
When agents communicate well, it builds trust on both sides.
Which means smoother negotiations, stronger positioning… and yes, sometimes even better outcomes for my clients financially.
At the end of the day, I’m not here to just “write offers.”
I’m here to make sure my clients WIN… strategically, not emotionally.
If you’re buying this year, you need more than someone opening doors.
You need someone who knows how to read the room… and play the game well. ![]()
