My sellers and I were reviewing an offer. On paper, it checked all the boxes
but it felt a little tight—like the buyer was just barely making it work.
We talked it through, confirmed they felt confident, and my sellers decided to move forward. Signed, sent, marked it pending ![]()
Then my phone rings… ![]()
An agent who had shown the home a week earlier (and said her buyers weren’t interested) is now scrambling because she’s trying to submit an offer—but it’s already under contract.
Y’all… this is exactly why I ALWAYS call the listing agent.
That one quick call can tell you:
• What’s really going on behind the scenes
• What the seller actually needs
• How strong your offer needs to be
It could’ve saved her clients time—and possibly gotten them the house.
I will always take that extra step for my clients. Because in this market, it’s the little things that make the biggest difference.
