Here’s something that’s near and dear to many of you—buying rural land. Whether you’re dreaming of building your own country retreat, starting a small farm, or just escaping the hustle and bustle of city life, purchasing rural land is a big decision with some unique challenges. So, let’s dive into some essential tips to help you navigate the process like a pro!
Zoning and Land Use
First up—zoning and land use. Before you even think about making an offer, you need to know how the land is zoned. Zoning regulations dictate what you can and can’t do with the property. Whether you’re planning to build a home, run a business, or keep livestock, it’s crucial to ensure that your vision aligns with local zoning laws. And remember, what’s allowed on one piece of land might not be on another, even if they’re just a few feet apart.
Soil Quality
Next, let’s talk about soil quality. This is especially important if you’re planning on farming or gardening. Good soil can make or break your plans, so it’s worth investing in a soil test to check for nutrients, drainage, and overall health. Even if farming isn’t on your radar, soil quality can affect the stability of any structures you plan to build. So, get to know the dirt beneath your feet!
Access to the property is another key consideration. Does the property have clear, legal access leading to your land? Now, let’s talk about something called a ‘perc test.’ If your rural land doesn’t have access to a public sewer system which most rural properties don’t, you’ll need to install a septic system. A perc test determines if the soil can absorb water properly to support a septic system. The best perc test will show that your property can handle a conventional septic system (cheapest to install and means great soil!) but sometimes a perc test will show you need an alternative system. This means the soil needs a little help from engineering and equipment to be able to work properly. A perc test is a must when purchasing rural land! This is a step you definitely don’t want to skip!

Things like utility access and cost, the availability of water, and even the presence of easements or restrictions can impact your plans. You’ll need to do thorough research—or better yet, work with someone who knows the ropes—before making any commitments.
