Hereâs something thatâs near and dear to many of youâbuying rural land. Whether youâre dreaming of building your own country retreat, starting a small farm, or just escaping the hustle and bustle of city life, purchasing rural land is a big decision with some unique challenges. So, letâs dive into some essential tips to help you navigate the process like a pro!
Zoning and Land Use
First upâzoning and land use. Before you even think about making an offer, you need to know how the land is zoned. Zoning regulations dictate what you can and canât do with the property. Whether youâre planning to build a home, run a business, or keep livestock, itâs crucial to ensure that your vision aligns with local zoning laws. And remember, whatâs allowed on one piece of land might not be on another, even if theyâre just a few feet apart.
Soil Quality
Next, letâs talk about soil quality. This is especially important if youâre planning on farming or gardening. Good soil can make or break your plans, so itâs worth investing in a soil test to check for nutrients, drainage, and overall health. Even if farming isnât on your radar, soil quality can affect the stability of any structures you plan to build. So, get to know the dirt beneath your feet!
Access to the property is another key consideration. Does the property have clear, legal access leading to your land? Some rural properties have access issues that can complicate everything from getting to your future home to bringing in construction equipment. Youâll want to ensure thereâs a well-maintained road or legal right of way thatâs easily accessible year-round.
Now, letâs talk about something called a ‘perc test.’ If your rural land doesnât have access to a public sewer system which most rural properties donât, youâll need to install a septic system. A perc test determines if the soil can absorb water properly to support a septic system. The best perc test will show that your property can handle a conventional septic system (cheapest to install and means great soil!) but sometimes a perc test will show you need an alternative system. This means the soil needs a little help from engineering and equipment to be able to work properly. A perc test is a must when purchasing rural land! This is a step you definitely donât want to skip!
Rural land comes with its own set of challenges that might not be on your radar if youâre used to city or suburban living. Things like utility access and cost, the availability of water, and even the presence of easements or restrictions can impact your plans. Youâll need to do thorough researchâor better yet, work with someone who knows the ropesâbefore making any commitments.
Buying rural land can be an incredibly rewarding experience, but itâs not without its complexities. By paying attention to zoning, soil quality, property access, getting that all-important perc test, and being aware of potential challenges, youâll be much better prepared to make a smart, informed decision.
