Pricing a home is not a guessing game.
The numbers don’t fall out of the sky — and the data doesn’t lie.
If we want top dollar, the condition has to support it. Period.
Can we list high just to “see what happens”? Sure.
But what usually happens is buyers scroll right past it. They wait for the one that’s priced right and shows beautifully.
Meanwhile your home sits.
Days on market creep up.
Showings slow down.
And buyers start wondering, “What’s wrong with it?”
And friend… once you start dropping the price a few thousand at a time, you’re not leading the market — you’re chasing it. And that can cost you thousands in the long run. That’s just the reality of the market we’re in right now here in Central Virginia.
I’ll be honest — I’ve lost listings this year because my market assessment didn’t match a seller’s hopes. And I’m okay with that.
