That’s why marketing matters. Drone photos, boundary lines, wide shots, and clear details about well/septic, internet, zoning, and utilities can make all the difference. If buyers can’t see the value, they won’t feel the value.

Pricing matters too. You can’t just price the house and guess on the land. Location, usability, improvements, and comps all play a role.
